All our answers on buying property in MoroccoFrequently asked questions about buying a villa in Marrakech
What budget do you need for a villa in Marrakech?
Our villas for sale run from €300,000 to €2,850,000, agency fees included, or from €1,360 to €4,730 per m² of living space (median: €2,220 per m²). On top of the price, allow for purchase costs: registration duties, Land Registry fees and the notary's fees, which the notary details before signing.
Which area should you buy a villa in?
It depends on your plans. To live close to the centre, the Amizmiz road has villas a few kilometres from the city. For space and Atlas views, the Ourika and Tahanaout roads offer large plots. The golf estates on the Ouarzazate road suit a second home, and the Palmeraie remains the historic address. Our villas for sale are currently in these areas: Ourika Road, Amizmiz Road, Tahanaout Road, Ouarzazate Road, Sidi Abdellah Ghiat Road.
Can a foreigner buy a villa in Marrakech?
Yes. Foreign nationals can generally buy a villa in Morocco. Specific rules apply to some agricultural land outside urban areas (the VNA procedure). It is also important to document where your funds come from and how they are transferred, especially if you may one day repatriate the proceeds of a resale.
Land title or melkia: what should you check before buying?
A land title (titre foncier) shows that the property is registered with the Land Registry (ANCFCC): it is the safest proof of ownership. A melkia is a traditional deed for unregistered property and needs a thorough legal review. For a villa, the notary also checks the building permit and that the construction complies with it.
Do the prices shown include agency fees?
Yes. All our prices include agency fees. Purchase costs remain on top: registration duties, Land Registry fees and the notary's fees.
Can you buy an off-plan villa in Marrakech?
Yes. Buying off plan lets you choose your villa before construction ends, paying in stages as the work progresses. We currently offer 4 off-plan villas.
Do you have off-market villas?
Yes. Some villas are sold off market: they are published neither on our website nor on property portals, and are shown only to qualified buyers. On request, we give you access to our private Off-Market area.
